Terms & Conditions

Effective Date: January 1, 2026

These Terms and Conditions govern all services provided by AB CAM Services, including services performed under its operating divisions, Alpha Steam and Fresh Air Vents. By scheduling service, approving an estimate, or allowing work to be performed, you agree to the terms outlined below.

1. Company Identification

AB CAM Services operates under the following divisions:

• Alpha Steam
• Fresh Air Vents

All contracts, estimates, invoices, and payments are issued through AB CAM Services, regardless of branding used during marketing or service delivery.

2. Scope of Services

Services are limited to the specific work described in the approved estimate, invoice, proposal, or service agreement.

Any additional services requested beyond the original scope may result in additional charges. If unforeseen conditions are discovered during service, we will communicate necessary adjustments before proceeding whenever reasonably possible.

3. Estimates and Pricing

All estimates are based on visible and reasonably accessible conditions at the time of inspection.

Final pricing may change if:

• Hidden damage or conditions are discovered
• Areas differ significantly from representations made
• Additional services are requested
• Access limitations increase service time

We reserve the right to revise pricing accordingly with client approval prior to completion whenever possible.

4. Payment Terms

Payment is due upon receipt unless otherwise agreed in writing.

Approved commercial accounts with established payment terms must remit payment within the agreed timeframe.

Balances not paid within 30 days may be subject to a finance charge of 1.5 percent per month, or the maximum allowed by law.

Client agrees to pay all reasonable collection costs, attorney fees, and court costs incurred in the collection of unpaid balances.

5. Scheduling and Access

Client is responsible for:

• Providing safe and reasonable access to service areas
• Ensuring utilities such as water and electricity are available if required
• Removing fragile, valuable, or sensitive items from service areas

Delays caused by restricted access, unsafe conditions, or failure to prepare the area may result in additional service charges.

6. Stain, Odor, and Restoration Limitations

While AB CAM Services utilizes professional grade equipment and advanced steam cleaning systems, including high temperature extraction methods, complete removal of all stains, discoloration, or odors cannot be guaranteed.

Certain conditions may be permanent due to:

• Age of materials
• Prior chemical treatments
• Dye damage
• Material wear
• Structural contamination

Results may vary based on surface type and environmental conditions.

7. Drying and Environmental Conditions

Drying times vary based on humidity, airflow, and ambient temperature. Client is responsible for maintaining proper ventilation and climate control after service to support drying.

AB CAM Services is not responsible for issues resulting from inadequate post service ventilation or environmental management.

8. Property Condition and Pre Existing Damage

AB CAM Services is not responsible for:

• Pre existing damage
• Loose tiles, grout, or flooring
• Improperly installed surfaces
• Previously weakened materials
• Damage not visible prior to service

Any known issues should be disclosed before service begins.

9. Commercial Recurring Services

Recurring commercial services are governed by the terms outlined in the applicable service agreement.

Cancellation of recurring services requires written notice consistent with the agreed contract terms.

10. Limitation of Liability

To the fullest extent permitted by law, AB CAM Services’ liability for any claim arising from services performed shall be limited to the amount paid for the specific service giving rise to the claim.

Under no circumstances shall AB CAM Services be liable for indirect, incidental, special, or consequential damages, including but not limited to business interruption or loss of revenue.

11. Satisfaction and Service Concerns

Any concerns regarding services performed must be reported within 48 hours of service completion.

AB CAM Services will be given the opportunity to inspect and address the concern. Failure to notify within this timeframe constitutes acceptance of the completed work.

12. Force Majeure

AB CAM Services shall not be liable for delays or failure to perform due to circumstances beyond reasonable control, including severe weather, natural disasters, utility interruptions, labor shortages, or other events outside our control.

13. Governing Law

These Terms and Conditions shall be governed by the laws of the State of Minnesota.
