Multi-Unit Dryer Vent Fire Safety: Reducing Laundry Room Risk
Dryer fires in multifamily buildings almost always come back to the same three things: lint that never gets removed, an exhaust duct that is too long or too restricted to move air, and no scheduled cleaning that anyone owns. The U.S. Fire Administration reports an estimated 2,900 clothes dryer fires in residential buildings each year, causing an annual average of 5 deaths, 100 injuries, and $35 million in property loss, and failure to clean is the leading factor contributing to ignition. For a property manager, that makes dryer venting one of the cheapest fire risks to control.
Why multifamily laundry is a different problem
About 17 percent of residential clothes dryer fires occur in multifamily dwellings, and 83 percent of clothes dryer fires start in the laundry area, according to USFA data. Those two numbers frame the job. A shared laundry room is not a home laundry room that happens to be bigger. It runs far more loads per week, often back to back, and the ducts behind it are usually longer and more complicated than anything in a single-family house.
Consider what a dryer is actually doing. USFA notes that a full load of wet clothes can hold as much as a gallon and a half of water. All of that moisture has to leave the building through the duct, carrying lint with it. The lint screen catches some of it. The rest coats the duct wall, and every layer narrows the pipe a little more.
Restricted airflow is where the risk compounds:
- The dryer runs longer to finish a load, so the heating element cycles more.
- Longer run times mean more heat in a space already full of combustible lint.
- Moisture stays in the duct longer, which helps lint pack down instead of blowing clear.
- Residents respond to long dry times by running a second and third cycle, which multiplies the run hours further.
USFA data also shows clothes dryer fire incidence is higher in the fall and winter months, peaking in January. That tracks with what we see across the East Metro. Minnesota buildings run more loads of heavy laundry in winter, dryers work against colder make-up air, and exterior terminations get blocked by snow, ice, and nesting debris.
The duct is usually the real problem
Most building lint problems are baked in at construction. The International Mechanical Code limits a dryer exhaust duct to 35 feet of developed length from the transition duct connection to the outlet terminal, and each fitting counts against that budget, with a 90 degree elbow typically deducting about 5 feet. Where the equivalent length exceeds 35 feet, the code requires that length to be identified on a permanent label or tag.
The code also requires the duct to have a smooth interior finish, to be constructed of metal, to terminate outside the building, and to be equipped with a backdraft damper. Those requirements exist for one reason: anything rough, flexible, or crushed becomes a lint trap.
What to look for when you walk a building:
- Flexible foil or vinyl transition hose behind the machine, kinked or crushed against the wall. It is the single most common finding and the easiest fix.
- Screws through the duct seam. Fasteners that protrude into the duct interior catch lint and start a blockage that grows in both directions.
- Long shared runs in mid-rise buildings, sometimes with booster fans that nobody has serviced.
- Blocked terminations. Damper flaps stuck shut with lint, screens added at the exterior cap, bird and rodent nests, or snow drifting over a low sidewall vent.
- No label on a run you know is long, which means the next contractor will guess.
If you cannot find documentation of duct length and routing, that is worth resolving before it becomes a claim file.
A program that actually holds up
Fire risk is a documentation problem as much as a cleaning problem. The buildings that stay out of trouble treat dryer venting like an inspected life safety item, not a complaint response.
A workable East Metro program looks like this:
- Twice a year for high-use common laundry rooms, including the full duct run to the exterior termination, not just the reachable first few feet.
- Annually for in-unit dryers, coordinated with other unit access work so you make one entry instead of three.
- Every turnover for the unit being made ready, since the machine is accessible and the cost of doing it then is close to zero.
- Each fall for a quick termination check before snow season, catching blocked dampers and nests before heating season load hits.
- Documented every time with dated service records, photos, and notes on any duct defect found, so you have a maintenance history if an incident ever gets investigated.
Pair that with resident-facing basics: signage asking residents to clean the lint screen every load, a maintenance ticket path for long dry times, and a rule against storing boxes and cleaning supplies against the machines. Long dry times are the earliest free warning signal you get, and residents will report them if you make it easy.

Shared laundry rooms need cleaning far more often than a single-family home, because the machines run most of the day.
